Section 2.5 discuss the maintenance process at the property.

Maintenance

Residents are responsible for ensuring the property is clean, sanitary, and operational. Normal wear and tear at the property is accepted and is covered by your Move-in Fee. Residents are responsible for further damage caused by themselves or any guests. Residents are also responsible for keeping plumbing lines clear.

If repairs are required and it is determined that the repair was necessary due to negligence or misuse by the resident(s), the residents can be charged for the cost of the repair.

Locks

If a lock breaks, it is the resident's responsibility to contact MiddleTown Property Group immediately, so that the proper repairs can be made to secure the property. Residents are not permitted to install any additional locks at the property. If a resident is locked out and needs assistance, a $175 fee will be assessed.

Smoke Detectors

MTPG provides smoke detectors in each property, and they should be operational upon move in. Residents are not permitted to remove the batteries in the smoke detector, unless they are replacing them. We ask that every 6 months, residents ensure their smoke detectors are working properly. Replacing the batteries as needed is the responsibility of the residents.

What does this mean for you?

It is your responsibility to ensure that everything is functioning properly at the property. Any issues need to be reported to MTPG, especially if they involve safety measures like locks and smoke detectors.
