What is the pet agreement?

A pet lease is necessary for bringing a pet or adding one to the property. It can be executed at any time during the lease term. If you need a pet lease, you can reach out to our office.

Pet Lease

Any pet that is at the property must be on a pet lease. The first pet requires a $300 deposit, and any additional pets require a $150 deposit. There is also a $40 monthly fee per pet that will be added to the monthly charges. There is a 2 pet per unit limit unless approved by MiddleTown Property Group.

Pet Rules

  1. Only the pet(s) on the pet lease can be at the property. All other pets could result in a violation.

  2. Pets will not cause damage, danger, or nuisance at the property or common areas.

  3. Residents are responsible for cleaning up after their pet(s). If this becomes a problem, MTPG may require DNA testing of pets to be executed to determine which residents are contributing to the issue.

  4. Pets must be registered and immunized per local laws.

  5. Pets should be housebroken.

  6. Pets must be controlled at all times. Any pets that required leases must be leashed in common areas or on the grounds of the property.

  7. Pets that require cages, like birds, must be properly caged. Aquariums must be leak-free and kept clean to prevent any odors.

Emotional Support Animals

If you have an emotional support animal (ESA), documentation must be provided in order to remove any pet fees. MTPG is not obligated to follow ESAs if the pets do not meet the requirements of the property.

Violations of the Pet Lease

If the pet lease is violated, MTPG has the right to cancel the pet lease immediately and require that the pet be removed from the property. Failure to dispose of waste can result in a fine up to $250 per incident. If more than one incident occurs, the pet will be deemed a nuisance, and the pet agreement can be terminated with a 48 hour notice.

What does this mean for you?

If you would like to add a pet to the lease, you'll need to reach out to us for a pet lease and pay any applicable fees. You are fully responsible for the conduct of your pet, and must keep them controlled at all times.

  1. Log on to your AppFolio online portal.

  2. From the Home page, look at the "Current Lease" section towards the bottom of the page.

  3. From here, you can click and view your lease.
