What other charges can I expect?

Section 1.14 outlines other charges associates with the lease, including those that can occur during and after move out.

Key and Code Charges

Each resident will receive one key at the beginning of the lease. Extra keys can be purchased through MiddleTown for $35 each. If the code needs to be changed at the property, there will be a $75 fee. If you need a new mailbox key, there is a $35 fee.

Vacating and Returning Items

Failure to return your keys and/or parking pass by 12pm on your lease end date will result in a $100 charge. If you do not vacate the property by 12pm on your lease end date, there will be a $250 charge.

Move-Out Inspection

A move-out inspection will be completed once you move out of the property. You do not need to be present for this inspection. An itemized report will be sent to your forwarding address with any charges, along with any rent for remaining months in your lease if you moved out early.

Court Costs

If legal action becomes necessary, the residents will be responsible for collection agency fees up to 50% of the delinquent balance, plus all court costs relative to the situation.

Additional Charges Due to Violations

Any additional charges related to a violation will be due as additional rent. These include, but are not limited to, damage beyond normal wear and tear caused by residents or their guests.

What does this mean for you?

It is important to keep track of your keys during your residency. If you have a code, make sure to keep it private to avoid a code change fee. You must vacate your property by 12pm, and ensure it is clean and free of damage to avoid charges from the move-out inspection.

To avoid additional charges, be sure to pay your rent on time, keep the property in good condition, and control any guests you may bring on the premises.
