What happens if the property becomes uninhabitable?

Section 1.13 outlines what occurs if the property becomes uninhabitable, and what compensation residents can expect during the time they are unable to be at the property.

Premises Uninhabitable

If the property you are leasing is deemed non-repairable and uninhabitable while residents are on the premise, the lease may be terminated by either MiddleTown or the resident(s) with written notice. If the lease is terminated, any prepaid rent and refundable security deposits will be refunded. If other housing isn't provided, MiddleTown restores the property, and the residents choose not to terminate, the residents will receive a prorated rent for the time that the property was uninhabitable.

What does this mean for you?

If your property becomes uninhabitable, you are able to end your lease with written notice. If you choose not to end your lease or move to another property, you will receive a reduction in rent for the time you could not live at the property.

  1. Log on to your AppFolio online portal.

  2. From the Home page, look at the "Current Lease" section towards the bottom of the page.

  3. From here, you can click and view your lease.
