Who is liable for damages, and what is covered?

Section 1.9 of the lease discusses who is liable for any damages or claims made at the property. It also clarifies what is covered by the required liability to landlord insurance.

Indemnification

Residents hold MiddleTown Property Group harmless in the instance damage, claims, and liability connected to the residents control or use of the property. This includes limitation, damage, or injury. If this leads to litigation, MTPG will continue to be indemnified, and the resident will become responsible for costs and expenses in relation to the case.

Insurance

MTPG only requires Renter's Liability Insurance, which covers the property in the event of any damage. Personal contents of the property are the responsibility of the resident. If you would like to purchase your own renter's insurance that covers personal property, you are free to do so.

What does this mean for you?

Any actions that you perform that causes damage to the property or a person on the property will be solely your responsibility. If MiddleTown is brought into a resulting dispute, you may be responsible for fees that arise. Your personal property is not covered by the liability to landlord insurance; instead, you will need to purchase renter's insurance if you would like your personal items covered.
