Who can enter the property?

Section 1.8 of the lease outlines who can enter the property and when they can enter. MiddleTown Property Group has the right to enter the property for maintenance, tours, and inspections. MTPG will always try to give reasonable notice by contacting the residents in instances where that is possible.

Maintenance

Maintenance has the right to enter for preventative maintenance, work orders submitted by the resident, and emergencies. All preventative maintenance is performed Monday - Friday from 8am to 8pm and Saturday - Sunday from 11am to 6pm without notice. In the case of an emergency, maintenance may enter without warning to address the issue. If you submit a work order, MiddleTown considers this notification that we will be entering the unit to perform maintenance. We do provide a courtesy call ahead of time.

Inspections

MiddleTown also has the right to enter the property for inspections. Inspections are usually scheduled ahead of time, and residents are given notice through a message from one of our inspectors. Inspections are typically done quarterly and before move-out, unless you've renewed your lease. In some circumstances, purchasers and mortgagees will also need to inspect the unit. The owner of the property is also able to perform inspections as needed.

Tours

Agents of MiddleTown have the right to access the property to tour it with prospective new residents during our leasing cycle. When tours are scheduled, current residents are sent a message about a day in advance to alert them to an upcoming tour. Marketing may also enter the unit for pictures and other marketing materials in order to help with the leasing process during this time.

Denied Entry

If a resident chooses to deny MiddleTown entry to the property, they will be fined $150 per incident. If these incidents continue to occur, the resident can be considered in violation of the lease. If this happens, the lease can be terminated by MiddleTown.

What does this mean for you?

It is important to understand that while we want you to enjoy your privacy at the property, there are times MiddleTown must enter the unit. Maintenance and inspections allow fir the property to be free of any issues that can be noted and fixed. While tours may be inconvenient, you were also once a prospective resident who walked through the home and saw your future there, so we must continue to offer that opportunity to others. We always try to give as much notice as possible before entering at any time.
