What can cause my lease to default?

Section 1.4 of the lease outlines reasons for default on the lease, and what happens in the event that the lease is defaulted.

Non-Payment of Rent

You must pay your rent on time or you are at risk of going through the eviction process. You will receive a 10 day notice first, and then a 48 hour notice when rent has not been paid. If you are evicted or terminate the lease without written consent, you are not released from the payments associated with the lease and will remain responsible.

Abandonment and the Disposal of Property

If you leave the property for an extended period of time, it is considered abandonment. If you plan on leaving for more than a month, please let our Resident Services team know. If the unit is abandoned or vacated, MiddleTown Property Group has the right to remove and dispose of any remaining personal property, deeming it as waste without liability. You are also responsible for any costs associated with disposing of remaining property.

False Information

The lease is also in default if the Lessee(s) has supplied any false or misleading statements on the lease application. It is important that all information reported on the application is correct.

If the lease is defaulted, MiddleTown Property Group has the right to continue or terminate the lease agreement.

What does this mean for you?

It is important to prevent instances that will cause you to be in default of your lease because this can lead to fines and termination. Paying your charges on time, planning ahead for long vacations or times you will not be in the property, and being transparent with us can prevent these instances from occurring.

To check this section for your own property:

  1. Log on to your AppFolio online portal.

  2. From the Home page, look at the "Current Lease" section towards the bottom of the page.

  3. From here, you can click and view your lease.
