Who is involved in the lease?

In Section 1.1 of your lease agreement, the parties responsible for the lease and the address of the property that you will be inhabiting are listed. This section defines all financially responsible tenants as the Lessee(s). Each tenant is both jointly and severally liable for the lease. This means that anyone listed as a Lessee on the lease is responsible for the lease both as a group and as individuals. For example, if one member of your group decides not to pay the portion of the rent that your group agreed upon, the responsibility still lies with your group to pay the entire rent.

This section of the lease also lets you know who the owner of your particular property is. As a 3rd party property management company, MiddleTown Property Group does not own your property. We are an agent and manager of the property, as defined in this section of the lease. The lease is between the owner, MTPG, and you.

The final portion of this section lists any tenants residing in the unit that are not financially responsible. This includes anyone who is not 18 years of age, and those who are determined to be unfit to be financially responsible. These individuals are not responsible for any financial obligations involved with the lease.

What does this mean for you?

It is important to know who is on the lease to prevent any violations for unauthorized residents, which could result in fines. MiddleTown cannot discuss your account with anyone who is not listed, which prevents any sensitive information from being shared. Knowing your lease holds you both severally and jointly liable prevents any confusion during conflicts between residents on the lease.

  1. Log on to your AppFolio online portal.

  2. From the Home page, look at the "Current Lease" section towards the bottom of the page.

  3. From here, you can click and view your lease.
